Are there different types of property surveys?

There are different types of property surveys, there are more in depth Surveys which look at the structural integrity or the most common one which is the Home Buyers Report, both are detailed below.

Homebuyer Report

When buying a new home, it is important to ensure that you have as much information as possible in order to make an informed decision. One of the most common ways of doing this is by commissioning a RICS Homebuyer Report. The Homebuyers report will advise you of any defects or urgent matters and recommends a course of action.

There is a fee for the Homebuyer Report which will be quoted by our partners before taking place and this takes place after your offer is accepted on the property. This is one of the steps in the process of agreeing contracts hence we use the term ‘Sold Subject To Contract’.

Full Building Survey

A full building survey is a more thorough way of checking the building in more detail. It checks all parts of the property and can look at specific areas for future development e.g. an extension.
The building survey is suitable for all types of property including properties that are listed, unusual or older, and is the most appropriate survey if you wish to carry out renovations. This survey can also assess the structural integrity of existing extensions.

This survey costs more than a Homebuyer Report as it is more in depth but the same process as above takes place.
